Arrowhead Woods Informed (AWI) is made up of a group of concerned Arrowhead Woods homeowners who have been following the Arrowhead Woods Architectural Committee / Lake Arrowhead Community Services District takeover developments since January of last year.

On January 2022, at the LACSD board meeting, it is announced that AWAC has approached LACSD and wishes for LACSD to takeover AWAC.

AWAC's solvency has been a concern that has been raised on numerous occasions. AWACs only sources of revenue has been permit fees, fines, and lawsuit settlements. As a non profit, AWAC's tax returns are public information and can be viewed here.

Senate Bill 1405 is a bill written and passed by consultants working for LACSD, giving LACSD, a community service district, the additional authority to take over AWAC. Arrowhead Woods homeowners will also be saddled with new obligations including general assessments, special assessments, fees and indemnification of LACSD.

A forensic audit of the signatures for Tract 8053 was conducted. Signature forms of different types were circulated over different occasions from 2006 to 2010. These forms stated that they were irrevocable.

In May of 2022, concerned homeowners delivered a notice letter to the LACSD board of directors and general manager outlining AWAC's diminished authority as a result of the 2010 CCR extension vote. Further concern was raised as to AWAC's solvency and major conflicts of interest. 

The CCRs of roughly 36 of the 50 tracts have an opt out provision and a sunset provision where 55% of the homeowners may exercise their rights to modify, amend, cancel or annul any or all of the Covenants, Conditions and Restrictions in their prospective tract.

Arrowhead Woods consists of roughly 50 tracts encompassing the lake. The Covenants, Conditions and Restrictions (CCRs) of the majority of the tracts were set to expire in 2010 unless 55% of the record homeowners in each tract voted to extend AWAC's authority.
